- About the SBC HOA Board
The HOA Board is comprised of five members who are homeowners; the Board Members are elected to a two-year term which are staggered elections, alternating each year electing two new Board Members one year and the following year electing three new Board Members. The assigned duties of the Board (President, Vice President, Treasurer, Secretary and Special Projects) are agreed to by the Board and rotated each two to three years on average.
- Meetings
There are four Regular Board meetings per year and one Elections meeting. The Regular Board meeting are scheduled for the first Monday of February, May, August and November; the Elections meeting is held on the first Monday in December. (Meeting dates may be adjusted as necessary.)
The meetings are conducted using an agenda and the minutes of the meetings are approved and filed at the following meeting.

- Where can I access Forms & Documents?
Each portal will have documents related to the respective home, e.g. Architectural Construction request/approval; copy of Declaration of Covenants, Conditions, Easements and Restrictions (CCRs) & Bylaws; Letter of Assessment with archived data (prior to establishment of the website Portal).

- SBC Pet Policy
Top Five Violations the Zion Animal Warden responds to:
- Running at Large
- Control of Defecation
- Inoculation Against Rabies
- Biting and Attacking
- Disturbing the Quiet
Fines for these citations start at $25 for 1st offense, per citation ($100 for 2nd offenses and $200 for 3rd offenses).

Both the City of Zion and the Zion Park District require pets to be on a leash when not on your property in a fenced yard.
- Speed Limit
The speed limit throughout the subdivision is 25 MPH, please yield to the speed limit. We are a family residential community, many of our children and adults will be out enjoying the subdivision. We want to provide a safe environment for all our residents to enjoy.
- Volunteer Opportunities
Volunteers are requested to assist on various HOA projects. These projects range from subdivision entrance design, new homeowner welcoming, website maintenance to wetlands development. Please contact a Board Member if you would like to assist or to simply provide input.
- Protecting our Wetlands
The Wetlands are a protected area certified by the Army Corps of Engineers.
The wetland’s buffer area begins where the homeowner’s property ends. We ask that the homeowners whose property is adjacent to the wetlands not encroach into the wetlands in any manner. If you have made improvements beyond your property line, into the wetlands, please contact a Board Member to discuss an amicable solution. Unaddressed violations of wetland encroachment will be referred for legal remedies at the expense of the homeowner. This is an important issue which directly affects all homeowners and has a direct impact on our finances. Further, not maintaining the wetlands detracts from the beauty of our community as we strive to have a desirable community to live in.
